Job Summary
The Estates Technician shall have a mechanical and/or an electrical background and will carry out, with minimum supervision:
- PPM’s (Planned Preventative Maintenance)
- Reactive maintenance
- Fault finding and repairs
- Installation work
This will be across all retained estate facilities, plant and equipment throughout the North Bristol NHS Trust Estate. The role may also act as Trust representative in the absence of the Estates Manager or when requested by line management.
The Estates Technician will work across the full sphere of Estates Maintenance, dealing with potentially complex technical issues that may directly impact patient safety and the built environment.
Key systems include:
- Electrical systems (various voltage systems)
- Steam raising plant and sterilisation equipment
- Medical gas systems
- Nurse call systems
- Lighting systems
- Fire detection systems
- Building services controls
- Standby generator plant
- Heating and ventilation systems
- Refrigeration plant
The role also includes:
- Internal condition surveys
- Evaluating inspection reports
- Maintenance repairs and improvement works
- Small capital works as directed
All work must comply with Trust safety standards and procedures, including financial evaluation where required.
Main Duties of the Job
Core Requirements
- Completion of recognised CITB or EITB apprenticeship (electrical or mechanical maintenance)
- 18th Edition Regulations (or mechanical building services experience)
- City and Guilds & NVQ (or equivalent trade qualification)
- Post-qualification experience in electrical and/or mechanical disciplines
- Strong fault diagnosis and problem-solving skills on complex systems
- Experience in healthcare or complex engineering environments
Technical Experience
- New installations and control systems
- Plant and equipment breakdowns and rectification
- Planned Preventative Maintenance (PPM)
- Steam raising plant and electrical systems maintenance
- Hospital-based engineering systems support
Standards & Compliance Knowledge
- Understanding of Health Technical Memorandums (HTMs), including:
- HTM 01 (Sterilisers)
- HTM 02 (Medical Gases)
- HTM 04 (Legionella)
- HTM 06-02 (LV Safety Code)
- Ability to interpret drawings, specifications, and technical instructions
- Ability to apply knowledge to new and complex engineering situations
- Sharing technical knowledge with others where required

Job Responsibilities
Maintenance & Engineering Duties
- Carry out Planned Preventative Maintenance (PPM) and day-to-day repairs
- Maintain plant equipment including boilers and electrical systems
- Perform water testing and boiler inspections
- Maintain fire alarm systems, batteries, and UPS systems
- Respond to alarms including:
- Fire alarms
- Lift entrapments
- Medical gas alarms
- Boiler alarms
Fault Finding & Monitoring
- Respond to Helpdesk tasks
- Use Building Management Systems (BMS) for diagnostics and monitoring
- Analyse system performance using electronic monitoring tools
- Carry out technical fault finding on complex systems
- Monitor and repair water treatment systems (reverse osmosis, decontamination systems)
Planning, Reporting & Documentation
- Produce job descriptions for PPM tasks
- Prepare technical reports and maintenance surveys
- Maintain plant history records using Works Management Systems
- Ensure compliance with HTMs, ISO standards, and Permit to Work systems
Operational Support
- Supervise estates work in clinical environments
- Coordinate shutdowns of critical systems with ward users
- Communicate with departments regarding maintenance impact
- Work independently using Works Management Systems
Health, Safety & Compliance
- Carry out dynamic risk assessments
- Follow Health & Safety and infection control policies
- Ensure safe calibration of equipment before use
- Participate in emergency response duties (fire, lift rescue, security incidents)
Teamwork & Development
- Assist in training apprentices and new staff
- Mentor apprentices and support NVQ Level 2/3 training
- Participate in department meetings
- Contribute to policy and procedure improvements
- Attend mandatory training and professional development
Additional Duties
- Work across multiple estates trades where required (multi-skilling)
- Carry communication devices for emergency response
- Participate in on-call and shift rotas, including irregular hours when needed
- Manage drainage engineers during out-of-hours situations
- Ensure accurate handover between shifts
Person Specification
Essential Criteria
- HND or equivalent experience (or willingness to work towards it)
- Recognised CITB or EITB apprenticeship completion
- Experience in mechanical/electrical maintenance in complex environments
- Understanding of health and safety policies
- Ability to work at heights safely
- Good communication skills
- Ability to prioritise workload
- Professional and tidy appearance
Desirable Criteria
- Higher National Diploma (Electrical or Mechanical)
- Experience in acute hospital or large estate environments
